Continued growth at Snake River Landing

Located within the heart of Idaho Falls is Snake River Landing, a 450-acre mixed use community situated between the Snake River and the I-15 corridor. Snake River Landing is master-planned to cater to the needs of the many residents and businesses locating or expanding in Idaho Falls by offering a mix of amenities and services that sets the area apart from the rest of the region. 

Recognizing evolving lifestyle preferences, Snake River Landing is designed around convenience for businesses and residents. Having the ability to walk from your home or office to restaurants, shops and other services is in demand. Snake River Landing features a series of restaurants and shops, including Stockman’s Restaurant, Mackenzie River Pizza, Pub & Grill, and Buffalo Wild Wings. Tap-N-Fill growler house and tap room is a locally-owned favorite for craft beer enthusiasts. Originally opened in 2009, locally owned home goods and sweets shop Love at First Bite Mercantile completed a second expansion at the end of 2019. Bill’s Bike & Run offers cycling and running gear for riders and runners at every level of their sport.  

The pedestrian-friendly Snake River Landing community includes an extensive paved trail system connecting businesses and residents. Most trails within the system run along beautifully landscaped areas and water features including a 3.3 acre lake. The trail system also connects walkers and bikers to the Idaho Falls Riverwalk trail that runs along the Snake River and into historic downtown Idaho Falls. Additionally, Snake River Landing features a variety of green spaces, including The Pier at Milligan Park, as well as the new Heritage Park, a city park currently under construction along the river. 

In addition to convenience, Snake River Landing is also focused on investment value for building and business owners. The community has a master property owners association and a design review board that function to maintain quality and consistency throughout the large development. Due to the diversity of industries and businesses seeking a location in Idaho Falls, Snake River Landing offers a variety of deal types, including retail leasing, office leasing, ground leases, build-to-suit opportunities and land sales. 

Snake River Landing continues to attract businesses from an array of industries and is now home to over 40 different companies. This list includes Potandon Produce, Thornton Oliver Keller, Horrocks Engineers, Wells Fargo, Stifel Nicolas, Edward Jones, Liberty Mutual, Rabo AgriFinance, BBSI, Northwest Farm Credit Services, WipFli, Curtiss Wright Flow Control Scientech, Pacific Source, and many others. Teton Toyota, Teton Volkswagen and BMW of Idaho Falls auto dealerships are also within Snake River Landing, enjoying convenient regional access to I-15 via the Sunnyside interchange. 

In 2019, Snake River Landing began construction on two new multi-tenant office buildings to keep up with the demand for Class-A office space in Idaho Falls. Ball Ventures announced plans to move their company headquarters into the new 60,000 square foot office building under construction on Snake River Parkway. Additionally, Idahoan Foods renovated 900 Pier View Drive for their corporate headquarters in 2019, moving into their new building in Snake River Landing just ahead of its 60th year in business. 

Construction on the 96-unit expansion of The Falls Apartments by Kartchner, Inc. continued through 2019, with new units coming available to residents in early 2020. In addition to The Falls Apartments, residential opportunities within Snake River Landing currently include Bandon River Apartments and Legacy Creek Homes. Roughly 135 acres within Snake River Landing have been planned for residential uses, with future phases planned to begin in the spring of 2020. 

Along Pioneer Drive and Event Center Drive, site improvements on the future Mountain America Center (formerly known as the Idaho Falls Event Center) are underway. In 2018, Ball Ventures completed a donation of 23 acres of land for the multi-use event center. Planned uses for the event center include sporting events, large trade shows, business conventions, performing arts and concerts. 

Founded on the principles of traditional neighborhood values, Snake River Landing also hosts community events throughout the year, including the College of Eastern Idaho’s annual Great Race for Education, the Scenic River Classic 5K/10K and ½ Marathon with the Development Workshop, the Heart of Idaho Century Ride with Idaho Falls School District 91, among other gatherings. In 2017, The Waterfront at Snake River Landing opened. The Waterfront is a venue featuring indoor and outdoor spaces available for rent for private and community events. A signature event at The Waterfront is the Live United Concert Series, a six-week free community concert series benefitting the United Way of Idaho Falls and Bonneville County

Beginning in 2017, Snake River Landing became the location for the Melaleuca Freedom Celebration, the annual Fourth of July community celebration, now in its 28th year. The spectacular 31-minute fireworks display is the finale to a day-long celebration of our nation’s independence which includes horse rides, kid games, local food vendors and all-day entertainment by local and regional performers. 

As Idaho Falls continues as a regional hub for commerce, medical services, entertainment, educational opportunities and tourism, Snake River Landing will continue to provide a place that meets the demands of the many businesses and people seeking the best location in the eastern Idaho area.
